So someone asked me yesterday why I schedule many people to attend the same showing of a residential rental at the same time. There are several reasons for this, but the most important reason is fairness – especially for listings that are very popular. This method ensures everyone has an equal opportunity to see the unit as soon as possible, regardless of how quickly I was able to reply to everyone via email, text and answering/returning calls. If I was “oldschool” and only scheduled with phone calls and individual showings, I would be on the phone for several hours a day with only a few potential viewings occurring. This leads to a lot of upset and frustrated individuals, including my client, the landlord. And, consistently following this method certainly abides by Fair Housing standards. 🙂
In the respect of consistency, it is also why I ask the exact same questions of everyone upon initial contact.
