PSA about communication

Hiya everyone. I sent out a post on Facebook yesterday that has garnered a lot of feedback. So for those of you who are not online, allow me to copy and paste below so you can see what I was saying. I honestly do care about everyone I work with, we all have enough to worry about, so I wanted to help however I can.

So I’m putting on my Realtor hat for a moment, because I’m really concerned for people getting bad information-

If you can’t make your rent this week, call your landlords and make arrangements. See if they can help you, even just a little. Don’t just throw up your hands and say “Oh well”. Because here’s the thing:

I know, for a 100% fact, after going through thousands of rental applications over the years, that if a landlord even *files* an eviction notice, regardless of it if goes through, it can sit on your public record for *years*. Most any other landlord, if they see that filing, your application will get declined, and the application fee is quite possibly gone.

“But it didn’t go through! It was because of C-19!” Many landlords, they don’t know you, they don’t want to take a risk, and all they’re seeing is another landlord who had a problem with you enough to pay a filing fee.

“But Lori… didn’t you get the memo?! They can’t evict me right now! Duh!” That may be true for you/your area, but my concern is, as soon as they can, especially if it’s been a while, they’ll be down at the court house filing. Or, if they’re a bigger investor, they might even have an in-house attorney that cranks out filings on templates (one immediately comes to mind).

So please- talk to your landlords, let them know you have a plan to get on track. I’ve talked to several of my clients, and many of them want to help. They’re all looking for help, too.

And to the landlords, please: If someone has otherwise been a good tenant and is now having a hard time, and is coming to you for help, it may be beneficial to make an arrangement. Good tenants are hard to replace.
